What to check before investing in an under-construction commercial project
An attractive render is a starting point, not a complete investment case. Before committing to an under-construction commercial unit, investors should verify the project from several angles and keep a written record of what they receive.

Begin with the project documents
Ask the developer for the current approval status, ownership or development-right documents, approved layout information and the agreement you will be expected to sign. Review names, dates, plot details and payment obligations carefully.
Where appropriate, have an independent legal or property professional review the documents. Marketing material can explain the opportunity, but the signed agreement defines the actual commitment.
Visit the site and assess progress
A site visit helps you compare the proposed project with its real location, access roads, surrounding population and current construction stage. Ask what has been completed, what comes next and how progress is communicated to buyers.
Repeat visits or dated construction updates are useful for tracking whether visible work aligns with the stated programme.
Read the complete payment schedule
Compare the down payment, monthly or quarterly instalments, possession charges and any other fees with your expected cash flow. A lower monthly percentage does not replace the need to understand the total price and every due date.
